The short answer
Most built-in refrigerator problems, including warm sections, frost build-up, leaks, ice maker failures and error codes, can be repaired in place without pulling the unit out of its cabinetry. Our technician diagnoses the specific fault on your Sub-Zero, Viking or Thermador refrigerator and explains whether repair makes sense before any work starts.
When a built-in refrigerator stops holding temperature, you notice quickly: soft ice cream, sweating produce drawers, or a compressor that never seems to rest. We repair high-end refrigerators for homeowners in Van Nuys and nearby communities across the San Fernando Valley. Most of our refrigeration work is on Sub-Zero units, and we also regularly service Viking and Thermador built-ins and column models. A technician comes to your kitchen, finds the actual fault, and explains your options in plain terms before any work begins. We are an independent repair company and are not affiliated with any appliance manufacturer.
Issues we fix
Most calls start with a symptom rather than a diagnosis. These are the problems homeowners most often notice on built-in and professional-style refrigerators:
- Fresh-food or freezer section not cooling, or running warmer than the set point
- Frost or ice building up on the back wall, the evaporator cover, or around the freezer door
- Water pooling under the crisper drawers or on the floor in front of the unit
- Ice maker not producing ice, making small or hollow cubes, or jamming
- Water dispenser that is slow, drips, or does not work
- Error codes, flashing displays, or a control panel that will not respond
- Compressor running nonstop, short-cycling, or not starting
- Clicking, buzzing, rattling, or fan noise from the top grille or the base
- Doors that do not seal, sag, or fail to close on their own
- Condensation on the exterior panels or along the door edges

What our technician checks on a built-in unit
Built-in and column refrigerators are designed differently from freestanding models. On many Sub-Zero built-ins, the compressor and condenser sit in a compartment at the top, behind a grille. Other designs place them at the base. In either case the unit depends on clear airflow through a tight space in your cabinetry, so a small restriction can cause a large drop in performance.
A typical diagnosis covers:
Weather matters here as well. Inland valleys run much hotter in summer than neighborhoods near the coast, and fall Santa Ana winds can bring hot, dry spells. A refrigerator with a dusty condenser in a warm Van Nuys kitchen can fall behind on those days. For that reason we check how well the unit gets rid of heat, not only whether it feels cold inside.
- Condenser coil condition and airflow through the grille and machine compartment
- Condenser and evaporator fan motors for speed, noise and proper operation
- The defrost system, including heater, sensors, termination and the drain path
- Temperature sensor readings, control board behavior and any stored error history
- Frost patterns and other signs that point to a sealed-system problem
- Door gaskets, hinges, closers and the alignment of custom panels
- Water supply components, including the inlet valve, filter, lines and ice maker module
How Sub-Zero, Viking, Wolf and Thermador refrigerators differ
Sub-Zero refrigerators are the core of our refrigeration work. Many Sub-Zero models use separate refrigeration systems for the fresh-food and freezer sections. That design explains why one side can fail while the other stays cold. Common repairs include condenser fan motors, defrost components, sensors, ice makers, water valves and door gaskets. On top-mount machine compartments, condenser cleaning and airflow problems also come up often.
Viking built-in refrigerators share many of the same wear points: fans, defrost parts, ice makers and gaskets. Door alignment and hinge wear also show up, especially on heavy panel-ready doors that see daily use.
Thermador column and built-in refrigerators rely heavily on electronic controls. Many service calls involve control or display faults, ice maker and dispenser issues, or door and panel alignment on integrated installations.
Wolf makes cooking appliances rather than refrigerators. Many kitchens pair a Wolf range or cooktop with a Sub-Zero refrigerator, and we service both, so one visit can often cover more than one appliance.

Repair or replace a high-end refrigerator?
Built-in refrigerators are made to be serviced, and replacing one is more involved than swapping a freestanding model. A new unit has to fit the existing opening and panels, may require cabinet changes, and can take time to arrive. For most faults, such as fans, sensors, defrost parts, valves, gaskets and ice makers, repair is the practical choice.
Replacement becomes worth considering when an older unit needs a major sealed-system repair, when a part is no longer available, or when several components are failing at once. We will tell you plainly where your refrigerator stands, so the decision is yours to make with the facts in front of you.
What affects the cost of a refrigerator repair
We give you a clear explanation of the repair before any work begins. Several factors shape the cost:
- The fault itself: a fan motor or gasket is a simpler job than sealed-system work
- Parts: some components are commonly stocked, while others are model-specific or must be ordered
- Access: custom cabinetry, integrated panels and tight openings can add time
- Whether the unit has to be slid out of its opening and reinstalled carefully
- Related issues found during diagnosis, such as a clogged drain alongside a failed defrost heater
How a service visit works
When you contact us, we ask for the brand, the model and serial number if you can find them (usually on a tag inside the unit or behind the top grille), and what you are seeing. That information helps the technician arrive prepared.
At the visit, the technician protects your floors and cabinetry, runs the diagnosis, and walks you through what failed and why. If you approve the repair and the part is on hand, the work can often be finished the same visit. If a part has to be ordered, we schedule a return trip. Until then, we suggest ways to keep your food cold.
